Daelim Applies BIM to All APT Designs for the First Time in the Industry

Daelim announced on Jan. 22 that it will apply BIM (Building Information Modeling) technology from the apartment construction planning and design stage. In line with the Fourth Industrial Revolution, Daelim plans to realize smart construction actively using big data. Daelim expects BIM to become an essential condition for securing Daelim’s core competitiveness from the mid- and long-term perspective. To this end, Daelim plans to apply BIM as a basic platform to reinvent the design, process, and cost management process.

BIM is a digital technology that can be used comprehensively by implementing all information on buildings such as design, materials, and construction in 3D images. So far, BIM has been selectively used for individual projects including hotels, schools, and skyscrapers. Compared to some foreign countries, however, BIM technology was applied later in Korea after making initial-stage drawings. The reason is that there are few designers using BIM, with most design drawings made by subcontractors. Consequently, most construction companies have used BIM in a fashion wherein they receive 2D design drawings from subcontractors and convert them into BIM data.

In contrast, Daelim will apply BIM from the planning and design stage of all apartment constructions including studio apartments. Daelim’s strategy is to have the quality of drawings at perfect level before commencing construction by reflecting cost savings, construction period reduction, and risk elimination, not to mention the reduction of period for drawing up design drawings. If errors of design drawings can be removed, Daelim expects errors, defects, and construction period delay at actual construction sites to be reduced innovatively.

Daelim especially focuses on the utilization of various kinds of information and data in BIM technology. BIM is mainly restricted to the use of visualization of design drawings in 3D in the Korean construction industry. A representative utilization is 4D simulation wherein whether various materials are overlapped in design drawings is checked or the scheduled construction can be roughly checked. Daelim utilizes BIM for onsite process plan establishment and construction schedule provision in linkage with cost management such as calculation of the quantity of raw materials, drawing up of budget, and settlement of payment to partner firms and various kinds of productivity information.

To enhance the efficiency of BIM utilization, Daelim has reorganized manpower and organization. Daelim’s BIM Team consists of some 40 experts in each field and boasts of top BIM performing capability in the industry. Aside from 3D modeling personnel, structure and architecture design experts, IT experts for system development, and cost and process management experts participated in the BIM technology. Daelim has been leading the BIM technology for 10 years starting with Yongin Citizens’ Sports Park, Korea’s first BIM project ordered by the Public Procurement Service in 2009. Since then, Daelim has built a database based on various kinds of BIM information extracted from some 50 projects. Through this, Daelim has secured the foundation to utilize BIM on its own.

“We are implementing various innovation activities to be equipped with differentiated competitiveness amid the critical construction environment. BIM will become Daelim’s basic platform for construction management innovation,” Daelim Expert Executive Kim Jung-hyun said.
